Below Market Value Investing
At CIL Stewart we source property at Below Market Value (BMV). The advantage to you is that an immediate equity is provided in the property. For example if a property is sourced at 10% BMV, with only a 5% deposit we can secure a property for you, as opposed to the normal requirement of a 15% deposit.
The table below explains the ROI you could expect by investing £15,000 using three forms of investment that double in value over a 10 year period (i.e. increase by 7.2% per year in-line with historical housing figures):
- • Shares
- • Traditional Property Investment
- • CIL Stewart BMV Property Investment
| Shares | Traditional Property Investment | CIL Stewart BMW property Investment | |
|---|---|---|---|
| Initial (£) | 15,000 | 100,000 | 300,000 |
| You Pay (£) | 15,000 | 15,000 | 15,000 |
| Instant Equity | 0 | 0 | 30,000 |
| Value in 10 years (£) | 30,000 | 200,000 | 600,000 |
| Profit (£) | 15,000 | 100,000 | 330,000 |

We make every effort to represent any past performance figures as accurately as possible. However past performance is not a guarantee of future results.
Discounted Homes
The key to successful property investment is buying high-yielding homes with potential for strong capital growth. At CIL Stewart we source low-cost homes at Below Market Value (BMV) across the UK. The properties are located in areas experiencing positive change that offer excellent scope for capital appreciation and a strong rental demand. In some cases the property will come with a sitting tenant.
Off-Plan/new-Build
At CIL Stewart we offer clients the opportunity to buy new-build property during all stages of development.
Every deal we offer is researched thoroughly to ensure it represents a sound investment for our clients. We choose developments of the highest quality in areas with good long-term prospects and a thriving rental market.
The benefit to the investor is that, with a small initial outlay, you can benefit from any capital growth throughout the developments progress. As a new build, the property requires minimal maintenance and benefits from any guarantee schemes in place.
